What is your typical timeline from offer to closing?
Our typical timeline is 30 to 45 days from accepted offer to closing. In some situations, we can close in as few as 14 days. We also work with sellers who need four months or longer if a probate timeline or move-out date requires it.
Is your offer truly all cash?
Yes. We purchase with private capital. There are no financing contingencies and no lender involved on our side.
Will you purchase the property as-is?
What fees or commissions do you charge sellers?
None. There are no commissions, no fees, and no closing costs charged to you.
How do you determine your offer price?
Do you require inspections before making a final offer?
We do not require formal inspections. We walk the home once with you, review what we see, and follow up with a written offer.

Only a signed purchase agreement to move forward. Your attorney is welcome to review it. We also coordinate directly with estate attorneys when an estate is involved.
